Residential
There are several major residential projects recently completed, under construction or being planned for development within the city, including:
Puyallup Highlands, a 325-unit planned development on approximately 80 acres, is under construction with initial phases now being occupied. The construction of these initial phases, consisting of single-family units and view condominiums, will continue throughout the next few years.
Villages at South Hill, a 243-unit planned development in the southeast part of the City, is also under site construction, with unit sales continuing in 2010.
The LaGrande project, a 94-unit single-family project on 9th Street SW, is now approximately 75% occupied, with final phase home construction continuing.
Millmar, a 38 lot infill plat in the NW part of the City, was purchased in 2010 by nationwide home builder DR Horton, with unit construction-sales commencing in earnest in 2010-2011.
Numerous smaller residential developments within the city currently have permit approval and are in varying stages of site construction/initial occupancy, including: Malone PDR (40 lots), Meeker Court (12 units), Summer Grove (12 units), Cypress Manor (12 units), Pioneer Place (14 lots), the Garden (16 lots), Somerset (15 lots) and Arslan Estates (12 lots), Christen Estates (11 lots) and others. Several other new single-family plat proposals are currently under permit consideration, including Fruitland Estates (45 lots), Crimson Ridge (120 units), LaBelle (70 lots) and various small in-fill short plats (subdivisions that are 4 lots or less).
A large multi-family rental project on East Main Street in the City has been constructed over the past six years. The first phase of that project, the 225-unit River Trail apartment project, was completed in late 2005 and is now fully occupied. The second phase, the 225-unit Addison Green apartments, completed construction in 2007, with most units now occupied. A second large multi-family project further east of this, an addition to the existing Riverside Apartment complex, will house 75 units and is currently under construction, with phased occupancy. Furthermore, a new 150-unit East Main multi-family project, Linden Lane Apartments, has commenced site construction in mid-2010, with unit construction expected to occur in 2010-2011. The City has also given preliminary approval to “The Lakes”, a multiphased senior housing project in the northwest portion of the City, with final rezone granted in early 2008. Upon full build out in several years, this 85-acre phased project is proposed to contain over 1,200 senior-oriented units, including multiple special care facilities and a commercial area.
